What strikes me about Bletchingdon is the relationship between the park and the village — how the two have shaped each other over centuries without ever quite merging. The parish church of St Giles sits enclosed within the grounds of Bletchingdon Park, reachable only by footpath, a right of way that had to be fought for and formally declared in 1795. The village itself grew along the edge of the park wall, its coursed rubble cottages and Stonesfield slate roofs forming a quieter, more modest architecture than the Palladian grandeur of James Lewis's 1782 house beyond the boundary. Bletchingdon's conservation area covers roughly 42 hectares and includes around 31 listed buildings, from St Giles's church with its Norman traces and thirteenth-century chancel to the Black's Head Inn, a sixteenth-century building enlarged over subsequent centuries. We approach each extension as a continuation of what the original builders understood about this site: the solid coursed rubble, the Stonesfield slate, the way the cottages sit against the park boundary. An extension that reads as part of that story, not an interruption of it.
EnerPHit, the Passivhaus Institute's certified retrofit standard, offers a way to transform the thermal performance of older stone buildings without altering their external appearance. In Bletchingdon, where solid stone walls and single-glazed windows are the norm in the older housing stock, the difference can be remarkable — warmer rooms, lower energy bills, and a quieter internal environment, all achieved within the existing envelope. We have designed homes to Passivhaus standards and I have lived in one myself, so when I talk about warmer rooms and lower energy bills, I am talking about my own home.
New Build Design becomes increasingly relevant as Bletchingdon grows. The emerging Cherwell Local Plan includes an allocation of around 50 new dwellings for the village, and that kind of development demands architecture that respects the conservation area's character while meeting contemporary standards for energy performance and liveability. We believe new homes should be comfortable, designed to last, and built to use energy and materials as efficiently as possible. In Bletchingdon, where the emerging development allocation means new cottages sitting alongside eighteenth-century buildings, that kind of rigour becomes essential — PassivHaus Design can deliver near-zero heating demand within stone and slate forms that respond to the park edge and the lane rhythm.
Renovations in Bletchingdon mean engaging with buildings that have already been through centuries of adaptation — the church itself carries Norman stonework, a fifteenth-century nave, a 1695 porch and Buckeridge's nineteenth-century restoration in a single structure.
