Heritage Expertise and Sustainable Design, Close to Home

Gresford Architects is based in Oxford, just five miles south, and I have spent years working across the kind of mixed architectural landscape that defines Kidlington. I founded the practice in London in 2006, and we later moved to our current home at the Oxford Eco Centre in Osney Mead. We are a small, focused studio — every project is led by me personally — and our work sits at the intersection of two disciplines that are often treated as separate: heritage-sensitive design and high-performance sustainable building. That combination is not accidental. It reflects a conviction that the best architecture honours what already exists while building for the future — comfortable, efficient, designed to last.

Caring for What Already Exists

With six conservation areas — Church Street, High Street, Crown Road, The Rookery, Langford Lane Wharf, and the Oxford Canal corridor — Kidlington has more designated heritage than many people expect. The Church Street conservation area is the historic heart: squared and coursed limestone walls, clay tile and thatch roofing, timber windows with their own logic and proportion, all gathered around St Mary's and the winding lanes that have defined this part of the settlement for centuries. Working within that context requires an understanding of buildings as complete systems — how moisture moves through a solid stone wall, how a breathable lime render performs differently from a modern cement finish, why a Victorian sash works the way it does. Step outside the conservation areas and the challenge changes entirely but the diagnostic rigour stays the same. Kidlington's ribbon development along the A4260, the garden suburb housing from the 1930s, the post-war estates that transformed a village of 1,300 into a town of fourteen thousand — this is housing stock that works functionally but was never designed with energy performance in mind. Cold in winter, expensive to heat, full of thermal bridges where warmth leaks through poorly detailed walls and junctions. EnerPHit, the certified retrofit methodology we use, treats these buildings as whole thermal systems — insulation, airtightness, mechanical ventilation with heat recovery — bringing the entire envelope up to a standard derived from Passivhaus principles. For homeowners in Kidlington sitting in a draughty 1950s semi, the difference is not incremental. It is a ninety per cent reduction in heating energy, permanent and measurable, and it changes how the house feels from the first winter. I would argue it is the single most impactful thing most people here could do for both their home and the environment.

Designing Forward in the Green Belt

Extension Design is where many of our conversations in places like Kidlington begin. The plots are often generous enough to build on, but the homes themselves were designed to a modest brief — and families grow, needs change, the way we use a kitchen or a living room has shifted enormously since these houses were first built. A well-conceived extension rethinks how the whole house works: how the ground floor connects to the garden, how daylight reaches the rooms that need it most, how a new space makes the existing rooms feel better too. In Kidlington's conservation areas, materials and design are rightly scrutinised — limestone, not render; slate or tile, not concrete — and we welcome that rigour because it pushes every design to be more considered, more honest about its context.

Sustainable Design is the thread that runs through all of this — not a service you choose from a menu, but the lens through which every decision is made. In a town held within the Oxford Green Belt, where the boundary between settlement and countryside is closely watched by the community, that principle is not abstract. It means buildings that are comfortable, designed to last, and built to use energy and materials as efficiently as possible. PassivHaus Design takes that ambition to its most rigorous level: a certified standard where a home uses around ninety per cent less energy for heating than a conventional house, achieved through meticulous attention to insulation, airtightness, and mechanical ventilation with heat recovery. New Build Design in Kidlington is shaped by the Green Belt and by Cherwell's planning policies, which demand that any new development justifies its place. A new home here needs materials that belong, proportions that sit comfortably alongside what already exists, and environmental performance that earns its place in the landscape. For sites beyond the built-up area — towards the open countryside along the canal, or the fields between Kidlington and its neighbouring villages — Paragraph 84 of the National Planning Policy Framework offers a route to building in the open countryside, provided the design quality is genuinely exceptional. It is a demanding test, but for the right site it opens a door to something remarkable.
