New Build design

Homes  rooted in vision, crafted for the future.

A new home is a rare opportunity — to shape the light, the landscape, and the life that unfolds within its walls. At Gresford Architects, we design new homes across Oxfordshire, the Cotswolds, the Chilterns, London and the wider South East, always rooted in place and crafted for generations to come.

We see new build design not as a blank canvas, but as a dialogue between site, ambition and responsibility. Each project is a unique opportunity: whether a self-build in rural Oxfordshire, a contemporary countryside retreat in the Cotswolds, or an urban infill in London. Our homes are more than structures; they are living environments where every line, material and view is considered for comfort, sustainability and beauty.

As a RIBA Chartered Practice, ARB-registered architects, and long-standing members of the Passivhaus Trust, we bring award-winning experience to the challenge of new build design. Projects such as The Deerings (RIBA East Award winner and RIBA House of the Year longlist) demonstrate our ability to deliver homes of exceptional performance and design quality.

What is new build design?

New build design is the art and science of creating a home from the ground up. For Gresford Architects, it is always a bespoke journey — shaped by the client’s aspirations and the unique demands of the site.

We specialise in:

  • PassivHaus-certified new builds, delivering ultra-low energy homes with outstanding comfort.
  • Contemporary countryside homes, often in Paragraph 84 (NPPF) contexts where architectural excellence is required.
  • Urban infill projects in Oxford and London, maximising constrained plots with sensitive, intelligent design.
  • Heritage-adjacent new builds, balancing conservation area sensitivities with modern lifestyles.

Our approach to new build homes

Contextual design

Every home begins with place. We study landscape, orientation, topography, microclimate and local vernacular, ensuring each design feels grounded.

Sustainability as standard

Passive solar principles, PHPP energy modelling, and responsibly sourced materials underpin every project. We design to PassivHaus or EnerPHit standards where possible, cutting operational energy use by up to 90%.

Holistic detailing

From airtight envelopes (≤0.6 ACH) to Ψ-value thermal bridge modelling, every junction is considered. Blower-door testing ensures performance is proven in practice, not just in theory.

Low-carbon materials and biodiversity

We integrate timber frames, CLT, lime plasters, and wood fibre insulation, alongside biodiversity net gain strategies such as green roofs, rain gardens and wildlife-friendly landscaping.

Integrated technology

Renewable systems (solar PV, heat pumps, MVHR) are carefully selected for long-term value. Smart controls and monitoring systems ensure homes remain efficient and resilient.

Planning and permissions

From self-build feasibility studies to full planning applications with authorities such as Oxford City Council and Cotswold District Council, we manage the process with clarity. For rural projects, we are experienced in navigating Paragraph 84 applications where innovation and design quality are paramount.

Collaborative journey

We believe in transparency. Regular design workshops, 3D models, and open dialogue ensure the final home reflects your needs, not just ours.

St Johns Wood Road – This new four bedroom house is tucked away between two grand Grade 2 Listed houses in a London conservation area.  By excavating the site we have created a home which is hardly visible from the street, but is in reality spread over 3 floors and with over 200m2 of accommodation.

Bayswater Road – This new house, designed as a replacement dwelling on the outskirts of Oxford, is currently on site and being constructed from a timber frame, manufactured off site, to the Passivhaus standard.

Clareville St – These two new houses were built behind a retained facade in a central London conservation area.  We excavated two basement levels so the houses were each set over 5 floors.

Frequently Asked Questions

Do I need planning permission for a new build?

Yes. All new builds require planning permission. We guide clients through this process, preparing robust applications supported by contextual analysis and design excellence.

How much does a new build cost?

Budgets vary widely, but typical ranges are £300,000 to £1.5m+, depending on size, site and performance standards. We provide clarity from feasibility stage.

How long does a new build take?

Most projects take 12–24 months from briefing to completion, including planning and construction.

What is the difference between PassivHaus and Building Regulations compliance?

Building Regulations set a minimum legal standard. PassivHaus is a voluntary but far more rigorous standard — delivering ultra-low energy use, exceptional air quality and comfort.

Can you design contemporary homes in conservation areas?

Yes. Sensitive, evidence-based design can secure approval in conservation areas, balancing modern architecture with historic context.

Do new builds add value compared to renovating?

New builds often offer greater flexibility and efficiency, while renovations preserve heritage. Both add value, but new builds provide full control over performance, layout and future-proofing.

What construction methods do you use?

We work with timber frame, SIPs, masonry, and CLT depending on context, performance targets and budget. Each is assessed for embodied carbon and longevity.
