Cottingham and Middleton are twin villages in the Welland Valley that share a conservation area, a parish and an unusual history of collective stewardship. From the eighteenth century, both villages had a high proportion of Copyholders — private landowners who held their land by custom rather than lease — and these Copyholders took a direct hand in shaping the built environment. In 1854, they installed iron water pipes to channel natural spring water to pumps in both villages, a communal infrastructure project that supplied fresh water for over a century before mains arrived in 1957. What interests me as an architect is what that tradition tells you about the buildings: these are villages where the people who lived in the houses also decided how the village should work. The result is a coherent, well-maintained ironstone settlement that reads as the product of shared ambition rather than a single landowner's vision.

From Certified Passivhaus to Heritage Repair
The Deerings, a certified Passivhaus home in Hertfordshire, won the RIBA East Award in 2018 — and that project captures the range of what we do. It demanded the same discipline with materials and environmental performance that heritage work requires, applied to a building designed for the lowest possible energy demand. Cottingham appears in the Domesday Book of 1086 as Cotingeham — meaning the homestead of Cotta's people — and was held by Peterborough Abbey. Middleton is first recorded in 1197. The Church of St Mary Magdalene, Grade I listed, dates from the thirteenth century with the earliest recorded rector, Hugh de Patteshall, serving from 1239. Its thirteenth-century tower and later fifteenth-century stonework anchor the village architecturally, and the church was substantially restored in 1880. The honey-toned ironstone that builds both villages, often with thatched gables and limestone dressings, gives them their distinctive Welland Valley character. North Northamptonshire Council handles planning for the parish. Through my membership of SPAB, I approach these ironstone buildings with the understanding that solid stone walls manage moisture through their mass and their lime mortar — and that any renovation must respect that behaviour.

The ironstone palette, the thatched or stone-slated rooflines, and the way the older houses address the twisting lanes all contribute to a coherent streetscape that any extension should complement. Properties that look out over the Welland Valley have a relationship with the landscape that an extension should acknowledge — the views, the slope, the orientation. Whether the brief is a ground-floor extension connecting kitchen and garden, a garden room set against the valley backdrop, or additional space above, the design should make the whole building feel more resolved rather than simply larger.

The ironstone cottages present the familiar challenge of solid-walled construction: thick walls with no insulation, draughty junctions, and a building envelope that predates any concept of thermal performance. Vapour-open insulation, careful airtightness detailing, and mechanical ventilation with heat recovery can transform these homes — warmer, quieter, dramatically cheaper to run — while the ironstone and thatch continue to breathe as they always have.
